The Boca Lago plan has been thoughtfully refined in response to extensive community input, resulting in a significantly scaled-back and more balanced approach.
Lennar has reduced the number of proposed homes, eliminated all buildings above two stories, transitioned entirely to townhomes, and meaningfully expanded green space throughout the property. These changes reflect a clear commitment to preserving the character of the community while enhancing open space, livability, and overall design. Below is a detailed overview of the specific updates and improvements incorporated into the revised plan.

Original Plan:
762 Homes
Current PBC land use allows approximately 2,400 additional homes to be built. The original plan was to only build one third, including 660 homes four story condos and 102 two-story town homes.
July 2025:
570 Homes
(Internal Study)
After initial community feedback, Lennar completed an internal site study to reduce to 300 two-story townhomes and 270 homes in multi-story condos.
Today:
463 Homes
After once again considering neighbor comments, Lennar has now reduced the numnber of homes by almost 40%. The project now includes zero homes in four story condos and only 463 townhomes. All four story condos have been eliminated.

Elimination of All Buildings Over Two Stories
All previously proposed four-story buildings have been eliminated from the plan. The elimination of all four-story buildings creates a project in which all new homes are consistent with in height and character with the surrounding residential areas. This adjustment provides a smoother, more compatible visual transition between old and new sections, and protects existing neighborhood character.

Overall Home Reduction
The total number of homes proposed for the community has been reduced by 39 percent, dropping from 762 homes to 463. This major reduction helps preserve open space, lessen traffic, and ensure a lower overall density for the neighborhood. Specific neighborhood-by-neighborhood reductions detailed in following pages.

Several changes have been made to increase the amount of green space along Boca Lago Blvd. The homes east of the Clubhouse have been set back substantially from the road. This opens the space along Boca Lago Blvd. for the creation of cart paths, green spaces, and lush landscaping paying tribute to the look and feel of a golf community.
In addition, the homes west of the club entrance have been shifted farther west, and the homes east of the club entrance have been shifted farther east. These shifts allow for the creation of additional green space at the club entry, opening up the view of the club from Boca Lago Blvd.

This development will, of course, generate traffic, but that traffic will be absorbed within the roadway system. The roadway system and intersections will continue to meet the level of service that is adopted by the county....
The added traffic from the development is not expected to make the traffic conditions on those roads noticeably worse than they are now.

Entry Removed From Lyons Road
The entry to the community on the west side of Lyons Road will no longer connect to Lyons Road. This change is the reason 17 playing courts can be preserved. It also reduces Lyons Road congestion.

Enhanced Community Identity and Entry Monuments

Lennar is now making major investments in creating a unified and upscale look and feel throughout the community.
Elegant monument entry features will be constructed on the west side of Boca Lago Boulevard and Lyons Road, establishing a distinctive gateway similar to the more upscale gated communities along Lyons Road.
Additional monuments will be placed along Boca Lago Boulevard at the entrance to the clubhouse, to carry this coordinated aesthetic throughout the corridor. These enhancements will create a cohesive, upscale, and welcoming identity that reinforces Boca Lago as a prestigious, connected community.
